What Gets Covered Up, In Order
- Deck condition — soft, delaminated or gapped sheathing, and whether it was replaced or shingled over
- Ice-and-water membrane — how far past the warm wall it runs, and whether valleys, sidewalls and penetrations got it
- Underlayment — the type, the overlap, and whether it was fastened properly or left to flap
- Starter course — a real starter strip at eaves and rakes, or cut shingles standing in for one
- Flashing — new formed metal at chimneys, sidewalls and step locations, or the old metal reset in sealant
- Valley method — woven, closed-cut or open metal, executed consistently
- Nailing — count, placement in the nail zone, and depth; overdriven nails do not show from the ground and void wind coverage
- Intake ventilation — whether soffit airflow actually exists or the baffles are blocked by insulation
The cheapest insurance you will ever buy
Ask for photographs of the bare deck, the ice-and-water membrane and the flashing before shingles go down. It costs the crew five minutes and gives you a permanent record of the half of the roof you will never see again.
Sealant Is a Detail, Not a Method
The most common shortcut in residential roofing is substituting caulk for metal. A bead of sealant at a chimney or sidewall looks fine on completion day and performs for two or three seasons. Then it shrinks, cracks and lets water behind the wall — usually where nobody looks, because the stain appears inside a chase or above a soffit rather than on a ceiling.
Properly formed flashing sheds water by geometry. Sealant is a supplement to flashing, never a replacement for it. If you can see a lot of caulk on a finished roof, ask what is underneath it.
Why This Matters More Up North
In a mild climate, a marginal install can coast for a long time. Northern Wisconsin does not allow that. Freeze-thaw cycling works water backward under shingles, an ice dam puts standing water on a surface designed to shed it, and months of snow load keep everything wet for a long time. Ice-and-water coverage and balanced ventilation stop being upgrades here — they are the components that decide the roof's lifespan.
How a Homeowner Can Verify Quality Without Climbing a Ladder
- Walk the property before the crew leaves and look at the roof from all four sides
- Check that ridge vent runs the length it should and that soffit vents are clear inside the attic
- Look at the chimney and sidewalls for formed metal rather than a caulk line
- Confirm drip edge is present at both eaves and rakes
- Ask for the before-cover photos and the final product documentation
- Go into the attic on a bright day and look for daylight and for damp sheathing
